Your commission is split into two equal halves, each tied to a verifiable project milestone. No ambiguity. No chasing anyone down.

At Construction Loan Approval

When your referred client's construction loan is approved by the lender, your first payment is triggered. This typically happens within a few weeks of the contract signing.

At Certificate of Occupancy

Your second payment is triggered when the build is complete and the client receives their certificate of occupancy — the final milestone before move-in.

When the client signs a construction contract with BuilderK, you're officially locked in as the referring partner on that project.

What Makes a Valid Referral

Simple rules. No surprises. Here's what you need to know to protect your commission.

New Client Only

The client must not already be in BuilderK's pipeline. If they've had prior contact with us, the referral won't be valid.

Submit Before First Consultation

Your referral must be submitted before your client has their first consultation with BuilderK. First come, first served.

First Referrer Wins

If the same client is submitted by more than one person, the first verified submission gets credit — no exceptions.

Valid for 12 Months

Your referral stays active for 12 months from submission date. If the client signs a contract within that window, you're paid.

Everything you need to know before submitting your first referral.

How long is my referral valid?

12 months from the date you submit it. If your client signs a construction contract with BuilderK within that window, you earn the commission.

Can I refer multiple clients?

Absolutely. There's no cap on how many clients you can refer. Each referral is tracked separately and each one qualifies for its own 3% commission.

Do I need to be a licensed realtor to participate?

No. Anyone can refer a client and earn the commission — realtors, mortgage brokers, friends, family, or anyone else who connects us with a client who builds with BuilderK.

Can I be the buyer's agent AND earn the referral fee?

Yes. Your normal real estate commission on the lot purchase is a separate transaction from the 3% BuilderK referral fee. Both are yours — they don't offset each other in any way.

How do I track my referral status?

When exactly do I get paid?

Your first payment (1.5%) is issued when the client's construction loan is approved by the lender. Your second payment (1.5%) is issued at certificate of occupancy — the moment the build is complete and ready for the client to move in.
