Build a planning range from your living area, garage, covered outdoor space, build level, layout, and upgrades. This is an early budgeting tool, not a quote.
Total living area in square feet
This choice sets the structural systems, roof, and exterior. You can customize the interior at every level.
Shared with the builder for context; room count does not silently change the range.
Choose the option that best matches the rooflines, structural spans, and layout you have in mind.
Choose the garage size you want included. Garage area is calculated separately from living area.
Add the approximate covered lanai or rear patio area. This is calculated separately from living area and paver finishes.
Select any upgrades you would like included in your planning range.
We'll review your configuration and follow up within 1 business day.
This is an early Central Florida planning range, not a quote. Land, financing, permits, utilities, unusual site conditions, and owner changes are not included. Coastal and flood zone projects typically cost more. A formal proposal follows plan and site review.
If you own your lot, its appraised equity may reduce or replace the cash down payment required by a lender. The amount depends on the appraisal, total project cost, borrower qualifications, and loan program; it is not guaranteed.
We use the difference as estimated lot equity. Your lender will confirm it after appraisal.
Enter a dollar amount, or use 10% or 20% as a quick starting point.
Based on the planning midpoint and your cash down payment. Lot equity may help meet lender requirements.
